But duplex costing works differently from single-floor construction, and understanding why helps you budget correctly.
Why a duplex costs more per square foot
A duplex needs a stronger structural design: deeper foundations, more columns, and an additional slab. The staircase consumes built-up area on both floors while adding railing, finishing, and often feature-wall costs. Plumbing and electrical runs are longer, and scaffolding and labour costs rise with height.
Against that, land utilisation improves dramatically — you get nearly double the living space on the same plot, which is why the total project economics usually favour a duplex on smaller urban plots.
Where families overspend
The three most common budget overruns we see are elevation work that was never in the original estimate, staircase and railing upgrades chosen mid-project, and bathroom fitting upgrades across four or more bathrooms. Decide these specifications before the BOQ is finalised, not during finishing.
