Cost & Payments
How much does it cost to build a house in Tirupati?
Construction cost depends on the built-up area and the finish level you choose. Our packages currently range from around ₹1,899 to ₹2,799 per sq.ft of built-up area — so a 1,500 sq.ft home ranges roughly ₹28–42 lakhs. Is my advance payment safe? How does the payment schedule work?
You never pay large amounts up front. Payments are milestone-based — split into stages like foundation, slabs, brickwork, and finishing — and you pay only after each stage is completed. Every payment is recorded in your client dashboard with receipts, and the schedule is written into your signed agreement before work begins.
What happens if material prices increase during construction?
Your agreement locks the package rate and specification. Market fluctuations in cement or steel are our risk, not yours — unless you change the scope or upgrade materials, the contracted price stands.
Do you help with home loans?
Yes. We provide all the documents banks require — estimates, agreements, stage-completion certificates for disbursement — and guide you through the process with leading banks and housing-finance companies.
Timeline & Process
How long does it take to build a house?
A typical G or G+1 residence takes 8–12 months from excavation to handover, depending on built-up area and finishes. You receive a stage-wise schedule before signing, and you can track live progress against it in your client dashboard — including any delay, its reason, and the corrective action.
How do I track the progress of my construction?
Every client gets a private dashboard with our 47-stage workflow tracker: each stage shows status, progress percentage, planned vs actual dates, site photos, and notes from the engineer. You also receive notifications and emails at every milestone.
Can I visit the site during construction?
Absolutely — it is your home. You can visit any time, and you can also book scheduled site walks with your project manager through the dashboard so the right person is there to walk you through the work.
Can I make changes after construction starts?
Yes, through a documented change-request process. We tell you the cost and time impact in writing before any change is executed, so there are never surprise bills at the end.
Quality & Materials
Which cement and steel brands do you use?
Depending on the package: ISI-certified cement such as Ramco, Sagar, UltraTech or ACC, and Fe550/Fe550D steel from Vizag, Tata or JSW. Brands are written into your agreement, and material test certificates are shared in your dashboard.
How do you ensure construction quality?
Three layers: qualified site engineers supervising daily work, stage-wise quality checklists that must pass before the next stage starts, and third-party material testing (cube tests for concrete, steel test certificates). You see the results — nothing is hidden.
Do you construct with Vastu compliance?
Yes. Vastu-aligned planning is part of our design process — room placement, entrance direction, and orientation are worked out with you before drawings are finalised.
Approvals & Legal
Do you handle building plan approvals?
Yes — we assist with municipal plan sanction, and guide you on documents like the sale deed, EC, and survey records. Turnkey clients get complete approval management as part of the package.
Will we sign a formal agreement?
Always. Before any payment, you receive a detailed written agreement covering scope, specifications with brands, timeline, stage-wise payment schedule, delay penalties, warranty, and dispute resolution. You can review and digitally sign it in your client dashboard.
After Handover
What warranty do you provide?
Structural warranty on the RCC frame, plus a defect-liability period after handover during which we fix issues like seepage, plumbing or electrical snags at no cost. Warranty terms are specified in your agreement.
What do I receive at handover?
Your keys along with the complete document set: approved plans, completion photos, material test certificates, warranty cards for fittings, and all payment receipts — everything also stays available in your client dashboard.
